LOAN CALCULATOR

• Loan amount. Price (or stated amount) minus down payment. That is the principal that amortises.
• Interest rate. Enter the annual percent, such as 6.5 for 6.5% APR. A value like 105 with no decimal is read as 10.5% (a missing decimal, common on phone keyboards).
• Monthly payment. Standard fixed amortising payment from principal, APR ÷ 12, and term (years or months: both convert to a payment count). Interest each month is balance × monthly rate; the rest of the payment reduces principal.
• Extra payments. Up to three monthly ranges (amount + from/to month; blank To = rest of the loan) and an optional one-time lump in any month you choose. Overlapping ranges add together. Extras go straight to principal after that month’s interest. The agreement payment itself does not change.
• Chart & table. Rose line = balance if you only pay the scheduled amount. Green line = balance with your extras. Switch the amortisation table between year summaries and every month.
• Not included. Taxes/insurance escrow, points, origination fees, variable/ARM rates, negative amortisation, prepayment penalties, or credit approval. Treat figures as educational.
